Extremely Disappointing and Unprofessional Experience – Avoid at All Costs Our experience with Sharpes and their partners at Darren Estates was extremely disappointing from start to finish. What initially seemed like a promising opportunity to rent a property quickly turned into a frustrating and highly unprofessional process. We viewed a property we really liked and, after careful consideration, decided to put in an offer. The agency strongly encouraged us to move quickly, explaining that the market was competitive and that other agencies were involved. Following their advice, we proceeded immediately — submitting our holding deposit promptly and completing reference checks without any issues. We also provided multiple additional documents when requested, doing everything expected from our side. The first major red flag came when we discovered that Sharpes had not been transparent from the beginning. When we viewed the property, we were not informed that they were acting on behalf of another letting agency, Darren Estates. They were essentially just a third party in the process, something that absolutely should have been disclosed upfront. From that moment onward, the situation deteriorated rapidly. Communication was extremely poor and there was a complete lack of proactivity from both agencies. We repeatedly had to chase them for updates on when we would receive a draft tenancy agreement, while at the same time they continued to request additional documentation from us. Another extremely concerning moment happened as soon as our references were approved. Instead of receiving the tenancy agreement for review, we immediately started receiving automated messages with strict deadlines demanding payment of the 5-week deposit and the first month’s rent — despite the fact that we had not even been provided with a tenancy agreement to read or sign yet. Being pressured to transfer thousands of pounds without having seen any contract was completely unacceptable and highly unprofessional. After multiple phone calls every day, it became increasingly clear that something was not right. Sharpes repeatedly told us that Darren Estates should have been providing answers and claimed they were only acting as a mediator, while Darren Estates apparently were not responding to emails or calls. The level of disorganisation between the two agencies supposedly managing the same property was shocking. Any professional agency that has secured tenants should have a clear interest in progressing the tenancy efficiently. Instead, we were left in limbo for 10 days, constantly chasing for updates and receiving no clear answers. Then, completely out of the blue, we were informed that the landlord had withdrawn their mandate from both Sharpes and Darren Estates. No real explanation was given. After securing the property, paying a holding deposit, completing all checks, and even starting to plan our relocation, we suddenly found ourselves back at square one. The entire experience felt chaotic, poorly managed, and deeply unprofessional. Tenants deserve transparency, communication, and basic competence — none of which were provided here. The moral of the story: if something feels off and you start noticing multiple red flags during the process, trust your instincts and walk away. We ignored the warning signs and paid the price in time, stress, and uncertainty. Avoid dealing with these agencies if you can.

Andrew was fantastic throughout the sale of my property. He went above and beyond chasing the buyer, dealing with difficult solicitors, and always keeping things moving forward. He was consistently professional, responsive, and patient — no matter how many phone calls or questions I had along the way. We moved into a property in 2019 advertised by Sharpes Estates with a garden full of rubbish, tyres, overgrown weeds and even mice. Their agent Kyla assured us the landlord would arrange for it to be cleared, but after more than six months of excuses and no action, we had to clean it ourselves and deduct the cost from the rent. They also failed to update our tenancy agreement on time and, when they finally did, they calculated the rent incorrectly. Instead of acknowledging the mistake and discussing it professionally, Mr Andrew threatened us with eviction proceedings if we did not accept the proposed increase on the contract we already signed 30 days ago. We are now dealing with water ingress in our bathroom from the flat above, and Sharpes Estates have stated that they do not manage the property and that we should contact the landlord directly. Throughout our tenancy, there has been a consistent lack of accountability, communication and follow-through. We have retained all email correspondence documenting these issues. Given our experience, we are genuinely concerned about what will happen when we eventually leave the property. Would not recommend Sharpes Estates to tenants. -- I have updated my review and included a copy of our complaint from seven years ago, proving these issues were raised at the time. Sharpes may not have managed the property, but it acted as the letting agent, renewed our tenancy, and represented the landlord. It therefore had a duty to communicate and escalate our concerns. The fact that Sharpes has no record of our complaint does not change the facts. We do. Unfortunately, our recent communication with Mr Andrew only confirms our concerns about Sharpes' professionalism and accountability.
